PLEASE NOTE:
- Calculating ARV: Use sold comprables from the last 6 months within the same same area with similar square footage and property characteristics. Do NOT use active listings as comps. Wholesalers who inflate the comps will be potentially banned from the website! We screen properties for "inflated" After Repair Values. Be prepared to email proof of your ARV upon our request. You must use documented comparable sales to determine value, not guesswork or assessed values.
- Calculating Repairs: When determining repair estimates, please figure the repairs with Materials + Labor considered. The repairs should be based on what it would need to retail the property and not to rent it out.
- Calculating Asking Price: Maximum allowable asking price = ARV x .80 - Repairs (For Example $100,000 x .80 - $10,000 = $70,000 )
- Is it and active listing on the MLS?: Active listings on the MLS must have an asking price at least $8,000 less than the current asking price listed on the MLS. Remember, you must have the property under contract.
- Property Details: Please offer as much detail as you can about the property you are listing so an investor can understand what you have and the value in the deal.
- Updating: If you wish to update or reduce the price on a previously posted deal, please go to the " Contact" page of thes website and email us with your changes with the property address being listed in the subject line of the email.
- Listing Timeframe: All listings will be posted for a duration of two months. After this time, you may repost your property.
- Duplications Not Allowed: We will not post the same property multiple times on our site. If you do need to make changes please email us and indicate the changes needed and the specific address the changes need to occur on.
